The sale of high-end homes continue in Plantation Bay with the transfer of title for 1004 Hampstead Lane from L. Gale Lemerand to Morteza Hosseini-Kargar and Forough B. Hosseini, which closed on January 23rd. The recorded sale price was $1,650,000 If my calculations are correct, based on a listed living square footage of 15,814 , the sale price per square foot was $104.34. This home once had an asking price of $7,7000 (2011) and most recently, until December 31, 2013 had a listed asking price of $4,970,000.
In the month of January 10 homes closed in Plantation Bay (according to the Multiple Listing Service). The majority were in the $200,000 to $280,000 range with one sale at $130,000, another at $315,000 and one at $535,000. Then there's the one at $1,650,000... Three homes went "Contingent" in January, including our listing at 1083 Hampstead. A listing's status is changed from "Active" to "Contingent" when there is a contract in place, but the sale is contingent upon financing, inspections, appraisals, or other contract terms. Once the contingencies are cleared, the listing's status will change to "Pending", which means all conditions have been met and the parties are just waiting to close. A listing's status could also change from "Active" directly to "Pending" when there is a cash sale and there are no contingencies to be cleared.
