2014 is off to a mixed start. Local housing inventories are down, which means prices of homes and condos should be holding steady (not necessarily rising). According to the Multiple Listing data, sales of single family homes closed for the month of January, through January 23rd are as follows:
Breakaway Trails: 4 sales, $273,000 - $617,000
Chelsea Place: 2 sales, $271,539 - $308,273
Halifax Plantation: 2 sales, $218,000 - $276,750
Hunter’s Ridge: 4 sales, $167,500 - $392,000
Plantation Bay: 3 sales, $220,000 - $280,000
In subdivisions where new construction is ongoing, resale properties are having to compete with attractive builder incentives. That is why your home, when put on the market, should be in tip-top shape. It should offer the prospective buyer a good value that will make purchasing your home the better choice. Many sellers have made improvements to their homes during their residency. Those improvements should be part of the equation when pricing your home and / or demonstrating why the buyer should choose your home over another.
